What we do

Everything your property needs, under one roof.

8 connected services, delivered in-house and always with the owner first, from everyday management to long- and short-term leasing.

01

Head Lease Management

We hold the head lease on your building and take responsibility for the whole asset, from occupancy and collections through to condition. You deal with one accountable operator instead of coordinating a dozen suppliers.

Why owners choose it

  • One accountable operator for the entire building
  • Occupancy and income planned as a whole, not unit by unit
  • Fewer suppliers to chase and reconcile
  • Clear reporting on how the asset is performing

What’s included

  • Head lease structuring and administration
  • Building wide occupancy planning
  • Collections and arrears handling
  • Condition and compliance oversight
02

Building Units Subleasing

We sublet the individual units within your building and administer every agreement end to end, so occupancy stays high and the paperwork stays correct without you touching it.

Why owners choose it

  • Higher, steadier occupancy across the building
  • Every sublease documented and administered properly
  • Tenant screening handled before anyone moves in
  • One point of contact for the whole building

What’s included

  • Unit level sublease agreements
  • Tenant sourcing and screening
  • Move in and move out administration
  • Renewals and re-lets managed proactively
03

Facilities Management

Cleaning, security, utilities and building services coordinated by our own team. Because the work is in-house rather than subcontracted, standards hold and overheads stay down.

Why owners choose it

  • Consistent standards across the building
  • Lower overhead than a subcontracted model
  • Faster response when something needs attention
  • One team accountable for the whole site

What’s included

  • Cleaning and security coordination
  • Utilities and building services
  • Supplier and contractor oversight
  • Routine inspections and reporting
04

Common Areas and Unit Maintenance

Our in-house maintenance team looks after both the shared areas and the units themselves. Small problems get fixed while they are still small, which is what protects the value of the building.

Why owners choose it

  • Issues caught early, before they become expensive
  • In-house team, so no markup on every callout
  • Shared areas that present well to prospective tenants
  • Units returned to standard between tenancies

What’s included

  • Planned and reactive maintenance
  • Common area upkeep
  • Unit turnover and make good works
  • Maintenance history kept per unit
05

Asset Lifecycle Management

We plan the building’s major works and replacement cycles over the long term, so capital spend is anticipated and budgeted rather than arriving as a surprise.

Why owners choose it

  • Major costs forecast instead of unexpected
  • Spend sequenced to protect asset value
  • Clear view of the building’s condition over time
  • Better informed decisions about when to invest

What’s included

  • Condition assessment and lifecycle planning
  • Replacement and refurbishment scheduling
  • Capital expenditure forecasting
  • Long term asset performance review
06

Individual Unit Management

If you own one apartment or one commercial unit, we manage it with the same process we apply to a full building: leasing, rent collection, maintenance and reporting.

Why owners choose it

  • The same standard whether you own one unit or fifty
  • Rent collected and passed on without chasing
  • Maintenance arranged and supervised for you
  • Straightforward statements you can actually read

What’s included

  • Tenant sourcing for a single unit
  • Rent collection and remittance
  • Maintenance coordination
  • Owner reporting
07

Long Term Leasing

We place long term tenants in residential and commercial space and manage the lease from the first viewing through to renewal, so your income stays steady and the property stays looked after.

Why owners choose it

  • Tenants checked properly before they sign
  • Residential and commercial both covered
  • Steady, predictable income across the term
  • Renewals handled before the lease runs out

What’s included

  • Residential leasing
  • Commercial and office leasing
  • Tenant background and affordability checks
  • Lease documentation and renewals
08

Short Term Leasing

A conventional lease written over a shorter fixed term, for tenants such as relocating staff or businesses in transition. It is a tenancy agreement with the same protections and the same monthly rent as any other lease, and we administer it exactly like our long term leases.

Why owners choose it

  • Flexibility for tenants without losing lease protections
  • Documented and administered like any other lease
  • Useful for corporate and relocation demand
  • Keeps units earning between long term tenancies

What’s included

  • Shorter fixed term lease agreements
  • Same screening as long term tenancies
  • Full documentation and administration
  • Transition to a long term lease where it suits both sides
How we work

A calm, four step path from question to return.

No jargon, no pressure, just a clear process that has looked after owners since 1994.

01

Understand

We start with the building or the unit, and what you need from it. Occupancy, income, condition, and how involved you want to be.

02

Assess

We look at the current condition, the tenancies in place and what the space should realistically achieve.

03

Take it on

Leasing, maintenance and compliance move across to our teams, with the paperwork handled properly.

04

Report and improve

Rent goes directly to your account, reporting keeps you informed, and lifecycle planning keeps the asset protected.

Not sure which fits?

Tell us about your property and we will tell you the smartest option.

A quick, relaxed conversation is usually all it takes to know whether management or leasing best suits your goals.
